Short-Term Rentals: A Tax Advantage for Cash Buyers
Recent federal tax changes have made short-term rentals one of the most tax-efficient investments available.

With 100% bonus depreciation now permanent, a cost segregation study can let qualifying buyers deduct a large part of a property's value in the first year. That can potentially offset other income.
Oahu is different
Honolulu restricts rentals under 90 days in most neighborhoods. Only certain resort-zoned areas and specially permitted properties qualify. Most condos and homes on the island simply won't work.
Where I come in
As a REALTOR-ASSOCIATE® with Real Broker, I focus on finding the properties that actually qualify. I know the zoning, the building rules and the permits, so your search starts with the right short list.

For retirees
Retiring to Oahu
Retirement here is about more than the view. I help you find a home that fits how you want to live today and in the years ahead.

What we'll look at together
- Healthcare accessHow close you are to major hospitals like Queen's Medical Center, Kaiser Moanalua, Straub, Pali Momi and Adventist Health Castle in Kailua.
- Easy livingLow-floor or elevator-friendly condos, single-level homes, and fewer stairs.
- Building healthMaintenance fees, reserve funds and any upcoming special assessments.
- LocationQuiet neighborhoods, walkability, and closeness to shopping, beaches and the airport for family visits.
- ProtectionFlood zones and hurricane readiness.
Retirement and taxes in Hawaii
Surprisingly tax-friendly for retirees
- Social SecurityNot taxed by the state. Military retirement pay isn't either.
- Pensions & 401(k)Employer-funded pensions and the employer part of a 401(k) are generally exempt.
- Property taxHonolulu's owner-occupant rates are among the lowest in the nation, and homeowners 65 and older get a larger exemption.
- Selling a mainland homeFederal rules may let you keep a large share of that profit tax-free: up to $250,000 if single, or $500,000 for a married couple.
How the Honolulu home exemption works
Your property tax is based on the city's value for your home. The home exemption takes a set amount off that value before the tax is figured. It applies only to the home you live in, you file once, and it carries over each year.
| Homeowner | Current exemption | From July 1, 2027 |
|---|---|---|
| Under 65 | $120,000 | $140,000 |
| 65 and older | $160,000 | $180,000 |
Example: a home valued at $1,000,000 is taxed on $880,000, or $840,000 for an owner 65 or older. File by September 30 to qualify for the next tax year.
The full picture
Hawaii's income tax on other income, like IRA withdrawals, is higher than in many states, and Hawaii has its own estate tax. Planning ahead makes a real difference.

Every buyer should know
Leasehold vs. Fee Simple: What Oahu Buyers Need to Know
In Hawaii, buying a home doesn't always mean you own the land under it. Knowing the difference can save you a lot of money.

You own the home and the land
There's no end date. This is how most of the mainland works.
You own the home, not the land
You lease the land from a landowner for a set number of years. When the lease ends, the land, and usually the home on it, goes back to the landowner unless the lease is extended or the land is purchased.
What to check on any leasehold property
- Years remainingHow many years are left on the lease.
- Land rentThe monthly land rent, and when it can be renegotiated.
- End of termWhat happens when the lease ends.
- Fee conversionWhether the land can be bought.
Why cash buyers should look
Many lenders avoid leasehold, so these properties often sell for less and draw fewer competing offers. With the right lease terms, that can be a real opportunity.
Where I come in
I work with leasehold properties regularly and help clients read the fine print before they commit.
General information only. Have the lease reviewed by an attorney before you buy.

About
Pedro Rubio

I grew up on Kauai and have called Oahu home for the past six years. My favorite part of island life is getting outside, whether that's a morning workout at the park or time at the beach. Helping clients find a home where they can enjoy that same lifestyle is what I love about this work.
Today I'm a licensed REALTOR-ASSOCIATE® with Real Broker and a member of the Life on Oahu team. I represent cash buyers, including investors, second-home owners and retirees.
Buying here is unlike buying anywhere else. Zoning, building rules and rental restrictions change from one neighborhood to the next, and one wrong assumption can cost you. My job is to know those details so you don't have to, and to guide you from first search to closing with clear, honest advice.
I work closely with my Life on Oahu teammate, so you get the attention of one dedicated agent and the support of a team.
For sellers
Open to a Direct Sale?
Tell me about your home. When a cash buyer I'm working with is looking for something like it, I'll reach out. If there's a match, you'll review a written cash offer with proof of funds and decide from there, at a reduced commission. If not, you're always free to list on the open market.
A buyer match is not guaranteed. Commissions are negotiable and are not set by law. A sale without open market exposure may not bring the highest possible price, and it requires your written consent.

Kauai, Where I Grew Up
My focus is Oahu, but Kauai is home. If you're looking at the Garden Isle, I can help you there too.

My Hawaii license covers every island, and I know Kauai the way only someone raised there can: its towns, its pace, and how different life is on the north, east and south shores.
What to know about buying on Kauai
- Distinct townsFrom Lihue and Kapaa on the east side to Princeville and Hanalei in the north and Poipu and Koloa in the south, each area has its own character and weather.
- A smaller marketFewer homes come up for sale, so being ready to move with cash is a real advantage when the right one appears.
- Vacation rental limitsKauai allows new vacation rentals mainly in designated visitor areas such as Poipu and Princeville. I'll help you confirm a property's status before you buy.
- Island logisticsInspections, contractors and materials can take longer than on Oahu, so timelines need extra room.
Tell me what draws you to Kauai, and I'll help you find the right part of the island.
